This is the letter we got back after the one we gave confirming what was missing from the inventory. Slightly paraphased for your convience:

"Thank you for your letter regarding the condition that you found the property in. We are sorry that you though the flat was in a 'poor state of cleaniness'.

[Paragraph confirming state of inventory]

Cleanliness is very subjective the new carpet has been vacuumed and we use the same inventory checkers and cleaners year on year and therefore the standard is uniform."

Then again I gather from other the letting agency isn't any good, so not much suprise.

Yes I got a letter like that from the flat in Wimbledon where we submitted photographs of what appeared to be a large pile of mashed potato buried under a sofa cusion and an oven so thick with grease it took hours to get near something approaching glass on the door. It turned out one of the agents had been the previous tennants.

Most, by far the majority, of rented accomodation is turned over in a deeply filthy state. People really are disgusting.
